SEAI grants for homeowners who upgrade insulation, heating, windows, or add solar panels. Available for homes built before 2021. Apply online before works start — grants are paid after completion by a registered contractor.

Insulation grants vary by house type — detached houses get the highest rate, apartments the lowest, with semi-detached/end-terrace and mid-terrace homes in between. First-time buyers can get up to €2,500 for attic insulation; households on qualifying welfare payments can get up to €2,300 for cavity wall insulation. The heat pump grant was increased from €6,500 to €12,500 on 3 February 2026 and includes a €4,000 Renewable Heat Bonus (for switching from oil, gas or solid fuel) plus up to €2,000 for central heating upgrades. Solar PV is calculated at €700 per kWp for the first 2kWp and €200 per kWp up to 4kWp, capped at €1,800.

You can claim multiple grants at once. A homeowner doing a full energy upgrade — external insulation, heat pump, solar panels, and heating controls — could claim:

One Stop Shop alternative
If you want a simpler process, the SEAI One Stop Shop programme offers higher grant amounts (for deeper retrofits) and a single contractor manages the whole project. The trade-off is less flexibility in choosing individual contractors. Compare both approaches at seai.ie.

Frequently asked questions
Can renters (tenants) apply for Better Energy Homes grants?
No. The grants are for property owners — homeowners or landlords. Tenants cannot apply. Landlords who upgrade their rental property can claim grants (and receive tax relief on the works in some cases). If you rent, speak to your landlord about energy upgrades.
Is there an income limit for Better Energy Homes grants?
No. There is no means test or income limit. Better Energy Homes is open to all eligible homeowners regardless of income. However, if you receive certain social welfare payments, you may qualify for the warmer homes scheme which provides free upgrades.
Can I use my own contractor or must it be SEAI registered?
You must use an SEAI-registered contractor for each measure. Using an unregistered contractor disqualifies the grant for that measure. The SEAI website has a searchable database of registered contractors for each measure type.
How long does the grant application process take?
SEAI typically processes applications within 4 weeks. Once approved, you can proceed with the contractor. After works are complete, submit the payment claim and SEAI pays within 4 weeks. Total time from application to payment: typically 2–4 months depending on contractor availability.
Does a heat pump grant cover both installation and the system unit?
Yes. The heat pump grant (up to €12,500 for houses, €9,500 for apartments, since a February 2026 increase) covers the equipment grant (€6,500), a central heating upgrade grant (up to €2,000 for radiators or underfloor heating), and a €4,000 Renewable Heat Bonus if you are switching from an oil, gas or solid fuel heating system.
Do I get a better BER rating after the upgrades?
Yes. Significant energy upgrades typically improve your BER rating by one or more grades. A better BER can reduce your LPT in some bands and makes the property more attractive if you sell. SEAI requires a post-works BER certificate for some grant measures.
